Why You Need To Sell Your Home Through 1% Realty?
There has been much talk of late concerning the Competition Bureau and CREA and the recent changes to the rules that govern Real Estate Services.
The new rules allow a real estate company to do what is called 'post a mere listing' onto the MLS system.
The idea here is to allow the public to sell their properties by themselves (for sale by owner) and do all the work by themselves.
Now, there may be 3 viable options:
1. Sell through the 'traditional higher commission companies' who will provide you with full service.
Depending on what your home is worth, this could be a lot of money in commission. A typical $600,000 home in Greater Vancouver area would equate to approximately $20,000 in commission through the traditional route.
2. Sell your home through One Percent Realty.
We will charge you $6,900 total commission for this same $600,000 home with all the services and exposure that you would receive from the traditional higher commission companies.
3. Sell it yourself.
You can now place your home on MLS and have your home exposed with all the other listings, and deal directly with the public or a Real Estate Agent who may show your property. Please note that since your property is on the MLS system you will have a significant chance of dealing with a Buyer's Real Estate Agent .These Buyer’s Agents expect to be paid. Most likely they will be asking you to pay them something, probably at least half of the fees discussed above (the $600,000 home). So again, using the $600,000 example, a Buyer Agent will be expecting to receive about $10,000 to sell your property.
SO ..... IF YOU CAN HAVE THE FULL SERVICES FOR ONLY $6,900, WHY WOULD YOU NOT JUST LEAVE IT TO A PROFESSIONAL?

Good agents (REALTORS®) find the right homes for their clients NOT homes where THEY make more commission.
